Tenant Vetting & Onboarding

Thorough credit, trading and reference checks to reduce risk and protect rental income before a lease is signed.

The best time to deal with a problem tenant is before they sign the lease. Once a lease is in place, your options narrow quickly — and the costs of getting it wrong can dwarf any rent saved.

Our vetting process digs into the financial, trading and reputational background of every prospective occupier, giving you a clear risk recommendation before you commit.

What's included

Our tenant vetting & onboarding service includes the following deliverables, all coordinated through a single point of contact:

  • Company credit check. Full credit profile, financial history and risk score from leading credit reference agencies.
  • Director searches. Background checks on company directors including disqualifications and previous insolvencies.
  • Trade references. Direct contact with previous landlords, suppliers and trading partners.
  • Risk recommendation. A clear recommendation with rationale, so you can make an informed decision.

How we work

Every engagement follows a clear, disciplined process — designed to give you visibility without making you micromanage. We agree the scope, set expectations, deliver against them, and report back regularly.

You'll always have a single point of contact, predictable response times, and clear documentation of every action taken on your behalf.

Typically 3–5 working days, depending on how responsive the applicant is. Urgent cases can be expedited.
